FREQUENTLY ASKED QUESTIONS  

Q.  How much personal information do I have to share with you concerning my finances and credit history when buying real estate?

A.  None.  All financial details are strictly between you and your mortgage lender.  Your mortgage lender will issue you a letter stating the amount of loan you qualify for.  They do not reveal your income, credit history or personal assets to us.

Robert Wagner uses carefully selected mortgage companies that adhere to the strictest of confidentiality standards.  I also choose mortgage lenders that are easy to work with and will strive to get you the money you need at the lowest rates available*.

Q.  Where is your office located?

A.   Village Real Estate Services has several offices around Nashville.  Robert's office is at the company's Midtown location on Church Street in downtown Nashville.

Q.  I have never bought real estate before.  The whole process is intimidating and I am skeptical that I will be taken advantage of.

A.  Let Robert Wagner put your fears to rest.  I offer some of the most comprehensive buying advice, brochures, web sites and articles that will, if anything, over educate you on the entire process.  I know how intimidating the process can be, even to second and third time buyers and sellers.  I will be there to guide you every step of the way.  

Q. What if I need your assistance or have questions after I have bought or sold my home?

A.  Your relationship with Robert Wagner continues indefinitely after the real estate transaction is completed.  I like to think of my clients as friends.  I also want to be your solution for any future real estate needs.  I value my relationships!

Q. What is the very first thing I need to do to start the process of buying or selling  a home?

A.  First, contact Robert Wagner.  If you are a buyer, I will instruct you to meet with a mortgage lender first.  Getting pre-qualified is a simple process, doesn't require a lot of your time and ultimately tells you how much house you can reasonably afford.  I then pull desirable properties in the areas that you are interested in and qualify for, then I set-up appointments to show you the properties.   Click here to read more about types of mortgages.

For sellers, I will work with you to do a comparative market analysis.  This assists you in determining the marketable selling price of your home.

Q.  Why do I need to meet with a mortgage lender if I'm not sure what home I want to ultimately buy?

A.  This is the most asked question of all.  The answer is quite simple.  A real estate agent needs to show you what you can afford (not what you think you can afford but what a financial institution is willing to lend you).  Why look at a $500,000 home if you can only afford $200,000?  After looking at a much more expensive home, anything in your actual price range will probably not be appealing to you. 

Q.  I have some money, stocks, etc. tucked away just in case I do find something a little more expensive that I just have to have.

A.  All the more reason to get pre-qualified.  All assets, cash, debt, etc. are factored in when applying for a mortgage.  Always be honest about what you have the ability to pay for and you will enjoy your home so much more.

Q.  If I list my home with you, what do you do to make sure it is highly visible?

A.  Aside from the yard sign, I will make brochures to attach to the yard sign.  I  will then advertise your home in popular publications as well as this web site.  I will schedule an open house.  Most importantly, your home goes into the Multiple Listing Service (MLS) where any agent with a willing buyer has access to the specifics (including photos) of your home.  I work diligently with other agents to find the perfect buyer for your home.
